I wish to make my will but I don`t wish my eldest son to inherit my house after my death becuse his wife is a total **** and waste the money she would get after selling it. My son would get very little. She only thinks of herself and what she wants. What I want to know is, can I sell the deeds to my youngest son for a penny as he would benefit and would probably move in as he is single and at present pays a high rent for a flat. I own my house and it`s all paid for.

Depends where you are - in Scotland for example it is very difficult to disinherit your near relations.

If in Scotland you can leave your heritable property to anyone you choose to. Moveable property is distributed according to the provisions within the Succession (Scotland) Act 1964. So you can make provision to leave millions of pounds worth of shares to Johnny, plus the ming vase, and Picasso paintings, but that part of the will would be ineffective. But the mansion cna be left to whoever you choose and you don't need to sell it for a small sum. In fact, if you did this, the sale (in Scotland) could be reduced if the court held that the sale was a gratuitous alienation.

Can you not just add you youngest sons name to your deeds so that you have joint ownership ?
If you do a will i think you can leave whatever you want to whoever you want. you could leave your youngest son the house, and the older one �1.
If you don't want to pay a solicitor, you should check it out with the CAB,
