Tenancy At Will - Business premises
We sub-let part of our office under a Tenancy At Will agreement and are now owed several months rent. We finally gave the tenant 3 weeks notice to pay up or leave (although under the terms of our agreement, no notice was necessary).
He has not communicated, other than to say he still hopes to pay up by the end of the week (our deadline).
I suspect he will not vacate the space over the weekend and am unsure of our position. Can we simply change the locks on Monday morning? If so, can we also get a storage company to remove his items and invoice him at the home address?

For more on marking an answer as the "Best Answer", please visit our FAQ.Have you not considered 'distraint'? Go and Google it now! You can change the locks and remove his property to sell it. Deduct the rent you are owed plus costs and send him the change (if any).
Normally you would demand the rent before distraining.
I would wait until the deadline. If he has not paid up then change the locks immediately in order to seize his goods. Double-check though since I think some goods cannot be included in what you seize.
