help understanding tenancy agreement as want early release

we have asked to be released from our tenancy agreement as i am no longer able bodied enough to live in our flat. the co we rent from sent us the below terms
Further to your enquiry regarding releasing early from the tenancy of the above we write to confirm the conditions to an early release from a tenancy. These are that you remain liable for all rents and outgoings to the property up until a new tenant takes up occupation, together with the landlords’ full costs of re-letting the property (including all Agents fees and disbursements) as per “Tenants’ Obligations” 3.13 of the Tenancy Agreement
does this mean that we have to pay rent on the property until they put some one else in the property?

What does clause 3.13 in the agreement say? Does it specify what they mean by ’outgoings’ in 3.13?
How long do you have left on the AST?
Yes you would be liable for the rent until the landlord finds a new tenant, but they should attempt to mitigate their losses by finding new tenants as soon as possible, they should not just let the property sit empty until the end of your term. The outgoings part is dubious if they mean council tax and utility bills; I would argue that as you are no longer in the property. I’m not sure about the re-letting costs fee part though.

Yes, you are liable for rent and other costs until a new tenant, who is suitable to the landlord (i.e. can pass their credit checks etc) can be found or until the end of a fixed period. Are you in a fixed term tenancy (i.e. 6 months)? If so, how long to go before the end of the tenancy. Alternatively, if you are in a periodic tenancy you need only give one month's notice of your intention to leave.
