Can anyone give advice on the following situation please. We purchased a property just over a year ago which in the brochure said it consisted of 8.5 acres. We have done some basic calculations and believe we only have 5.3 acres. Can we get compensation as we feel misled. I appreciate that measurements are often estimates but that seems a bit far out to me!

you will most probably find that in the particulars it said "Although these particulars are thought to be materially correct their accuracy cannot be guaranteed and they do not form part of any contract" or words to that effect. it is up to you to coinfirm things to your own satisfaction, and presumably you saw what you were getting before you bought it

Thanks for your reply bedknobs. Yes the particulars did have caveats but surely they should be materially correct. The property is an odd shape so you wouldn't be able to judge it just by looking at it. Seems a bit unfair.....

well you admit yourself that your figures are only appoximate - perhaps they are not correct. Or perhaps the vendors also did approximate figures and were crap at maths?. I would imagine that the estate agent only go by what the vendors told them. My point is that you actually haven't "lost" anything as such - you saw the sizee of the plot and were presumably happy with it when you bought it
No, it is up to you at the time of purchase to verify it is what it appears to be. Your conveyencer should have been able to calculate the area from the land reg diagram. As above "Caveat Emptor".
