I'm probably missing the blindingly obvious but here goes:

2dn. Unpleasant, being the source of an obnoxious leak (6)

(I think the 5th letter is T but that might be erroneous information). Any suggestions would be much appreciated.

Many thanks for your suggestions. I hate to be obtuse but why exactly is it snotty - I think it's a snotty clue, not as tight as usual and a bit leaky. It was my first guess and I'm still not impressed.

Well i suppose to be unpleasant is to be snotty and an obnoxious leak is snot.

Anyway it makes my guess at 12a "English place to engage in beastly sex ? Get off ! " of Rutland look correct -but where does the Get off fit in?

Hi bamberger, I reckon 'Get Off' is the 'LAND' part of 'RutLAND', in the sense of 'get off' or alight a boat or plane. Regards, ja
