Pubs With Rooms

I am fancying a break in Brighton, but cannot find a hotel that tempts me.
I am now casting my net further afield and wondering what Hove may have to offer or if anyone can recommend a pub that offers good food and accommodation within easy reach of Brighton.

This is quite a nice pub full of character http:// www.swa narunde l.co.uk /... it's just a few minutes from where I live and we often visit on a Friday night ... they do fish and chips to die for.
If you like antiques, tea rooms and a cathedral there is more than enough to keep you from going to Brighton in the town.
If it's some time since you have been to Brighton you might not be aware of the congestion and the parking charges. Personally I would jump on the train at Angmering and get the train into Brighton .. less stressful.

Can I suggest a B&B (rather than a pub) in a town that's less than 15 minutes away from Brighton by train? My work takes me all over the south of England and it's the best accommodation (by far) that I've ever come across:
