Bed and Breakfast business in Rottingdean?

I'm thinking of starting a bed and breakfast in Rottingdean, East sussex. I've noticed that there aren't any at the moment, is there a reason for this does anyone know? Are there restrictions in some areas preventing you starting such a business? or could it mean there is no demand? I would ha
ve thought a place on the coast 3 miles from Brighton would be very popular.

As IAP says, the lack of parking is likely to be a big problem for anyone proposing to open a B&B in Rottingdean.
However, if you do manage to start your new business, the competition won't be completely non-existent:
