Any ABers any experience of selling their house on an internet site such as sell4less, rather than use an estate agent?

Their website states that you can save thousands of pounds by doing your own advertising etc., but I wonder how successful this is.

Anyone any advice please. Thanks.

We put our flat on ebay and had a couple of viewings through it. It's one of the few (if not the only) category on ebay where auctions are not legally binding - no matter how many chancers or wind up merchants 'bid' and tell you otherwise (but check the blurb on the website for peace of mind) - so it's basically used as a classifieds board.

With all that said, it was still the estate agent that actually sold it in the end. ALthough it was to a property person who'd bought three or four flats in the same block through the same agent.

Many thanks for your reply. I never thought about eBay. Do you have to pay a lot of money in listing fees to list it? I can't see it being the same price to list as an ordinary item.

I used to be an estate agent in a former life (but I have now been healed!). If you ask an agent for a copy of their conditions (contract). Check the wording carefully and you may find that they have worded it in such a way that you can use an internet based site AND and agent. Make sure the agent is on a no sale no fee agreement and use both. If they are a 'sole seller' you will have to pay them even if you sell it to your brother!

I know that some of the internet only sites explain the wording

I have to say that it MUST be worth spending a few quid to have a real sign made with your HOME phone number on it. make it look like a real agency sign. If you are handy with a design program, get one designed then get on the web and find a sign maker like

http://www.signworld.co.uk/

In my company, many properties were viewed and offered on, as soon as the sign went up... and before the advert went in the paper or on the web. WHICH? sell a book (but I can't remember the title) that tells you how to sell a house yourself.

Save yourself thousands by getting a sign made then send me some money! Best wishes.

Thanks for such a detailed reply.
Put our house on an internet site last year. Cost 49.50 for 12 months. The site was easy to use/change, upload photos and also check the amount of hits you had. It advertised on the likes of fish for houses and other similar sites. Was on 9 months before we got any sort of response (except the obligatory unsolicited emails). We had an email asking us to phone to arrange an appointment. Neither the phone number nor email address was correct! Decided to go with an estate agent. Was sold in 4 weeks!
Yes!, it can be done. Its as simple as finding a buyer, agreeing to a price, then placing all the data in the hands of a chosen settlement agent. My ife and I sold our first house with a simple $9.50 newspaper advert, on a Saturday morning. The elderley parents of the young buyers inspected on Monday evening and the deal was sealed Tuesday evening. the settlement agents did everything else...for $350. That was in 1994. Even if it cost $2,000 now, it is still cheap. All estate agents DO is find a buyer. nothing else.
