I dont think you do it yourself - for land transfer I always employ s/o who Knows. - and as Barmaid will doubtless point out - it is nt the beneficiaries who act but the executors ( who may well also be beneficiaries ) in whom the estate currently vests

Thanks for the link. I know how wills work and in this case the executors are the beneficiaries.
The land Registry was introduced in the 1880s....properties were registered for the first time when sold. If the house only passed from person to person in the family its possible it has never been registered. By March last year only 88% pf all properties were registered....you can download guide lines to follow from the Land Registry....or employ a solicitor to do it for you.
