We had an extension built in 1981 without planning permission or consent. we are about to sell our house ,the extension is still in excellent order. what must we do to rectify this before our house is sold.

I don't think you can get this now because it involves inspecting the work while it is being done (depth of foundations, suitability of drainage etc.). You may be able to get an indemnity insurance for quite a modest cost which would cover the purchaser against the relevant risks.
You need to discuss this with the solicitor who will do the conveyancing for you. He should be able to advise you on the best course of action. Your estate agent should also probably be informed.

it should be straight forward. Have any houses near you had extentions like yours?? If so you should get permission without a problem. If not you can sell your house without permission leaving the new owners to get it. They just might try and and knock some money off the asking price because of it!!
Lawful Development Certificates are issued under the Planning legislation, not the Building Regulations. They do not cover the type of issue that a Building Regulations approval would cover.
I know that if I was buying a house with an extension that did not have Bldg Regs. approval I would want some indemnity insurance cover. You would be well advised to discuss this with your solicitor.
