Update On Stubborn Tenant...
Ok so I posted recently that due to tenant refusing to let any potential buyers in to view property we had decided to serve him notice, and I told agency this. We then had chat on phone and to my horror they said that the two viewings he had cancelled at last minute, he - the tenant- was going to have done them himself and without the agent! I was mortified and asked the agent why on Earth they had agreed to this?? As I would never have done. So clearly one way or another he does NOT want anyone to look inside this house. I told agent to write to him and say they need to do an inspection (they need to give 48 hours notice). They have written to him, phoned him, left voicemails but no reply to anything.
So yesterday I just really lost my temper with the agent and said why can’t you just go and knock on the *** door? He could be lying dead there for all you know!
They said they aren’t allowed to legally, and as this is the first (and last!) tenant I’ve ever had I really don’t know where I stand legally. Is it true they can’t know on his door if he has refused to respond to all forms of communication?
Getting severely hacked off with all this....

He has been told repeatedly that if the house sold he would not be kicked out as he has a tenancy agreement, and that the buyer would just take over from us. He has been told this time and time again that he isn’t being thrown out and that nothing would change.

Will do RR and everyone else. Thankyou all for your valuable input. I honestly don’t know the reasons behind his behaviour. He has been in the house three years. Moved in with wife and one child (it’s a 2 bed) and then proceeded to have 2 more children, so it’s cramped now. He is also now on benefits, which makes no odds to me, but agent said that if he’s come to them at this precise moment to rent that house they would have said no as it would have been too overcrowded (3 children in one room))

Update - agent went to house and managed to get in. Tenant was there. But there were boxes piled high everywhere, right up to the ceiling. He didn’t ask what was in them. Tenant refused to let them into one bedroom and said it was because his daughter was ill in there. ( before every other viewing, which he cancelled last min anyway, he has also said that they would not be able to go into this bedroom because of a sick child, so he has always said that they wouldn’t be able to enter this room)
