Morning Birdies. That was a cold night but the wind appears to have kept the frost away. Blood red dawn coming up and the sky is clear. Out into Llandudno later, bit of shopping required. Had the gas fire serviced and checked out yesterday and now I am informed that We need a new cooker. Told her........You get the cooker I'll get the Christmas cards. Seems fair to me. Hope you are all well.

At this point, no idea - still haven't got the exchange owing to the bloody conservation officer faffing around - the solicitor is chasing her boss down.....can move from here in probably 4 days - and then allow for 3 days for cleaning, so we could go for a quick completion....I'm in danger of losing this cottage - haven't had to put money down yet but by 01.12.......

Good morning nice people, a hard frost here on Tyneside this morning, off on my usual jaunt with my best friend each Tuesday where we coffee, laugh,shop and then do it all again culminating in a visit to our local from 5-8 chatting over a drink or two
