Garage Plot Or Empty Container
15 Answers
I have a little plot of land at the rear of my property and am thinking of building one or two garages and renting them out or putting an empty shipping container or two out back
you thoughts would be most welcome
just thinking of a little profit thing
not a major build

A cheaper, less hassle option may be off road parking for caravans/ motorhomes. Rent wouldn't be so much but hassle/ outlay would be less.

Can echo that last point. My present home had an extension with garage before I bought it. Useless for parking though as a pain to reverse in avoiding the doorway sides, and having done so, a pain to get out of the car given the lack of door opening space. I had intended to use it as a workshop but inevitably it's just filled with "stuff".
As a kid, there was unused/untended ground at the top of the back lane. One day I saw those living nearby had fenced off a bit each. "Darned cheek", I thought.

Shipping containers are wonderfully solid and secure, but add nothing to the value of the property. They're a cheaper option than a traditionally built garage. You can get a car into one, but it would be a struggle to get yourself out of the car.
The other thing is Planning Permission. Garages can come under "Permitted Development"

Even if you needed Permission, you're much more likely to get it for a traditional block.
More importantly, "Permitted" is usually for private use only. If you rent out, then you would need to apply for "Change of Use" PP.
I know people do it on the quiet, but it only takes one "concerned neighbour" to report it.
So, I reckon go for PP "business use" for a little block of regular garages. They're always keen to see parking and/or storage. Good "added value" to the house as well.
Listed Building/ Conservation Area/ living next door to Buckingham Palace might make the PP more difficult though ;o)

One of our neighbors wanted to put a shipping container in his back garden as part of a planning application to also build an extension. A lot of us objected to the containers and the planning application was turned down. I’m not sure if our objections affected the decision but we saw the containers as an eyesore and completely out of character with the surroundings. Perhaps your neighbors may think the same.
