Any ideas on how muh it'll cost roughly to have a toilet and sink put in a section cut out of the kitchen? A door will be made through the sitting room which is next to the kitchen. Any ideas also on whether this is worth it? There's only one bathroom in teh 2-bed house (upstairs).Thanks in advance.
You're next to the kitchen so the water supply will be near.
Is there a drain nearby on the outside wall?
Is there a soil stack (from the upstairs toilet) nearby on the outside wall?
If these answers are Yes then supply and fit should not be > 400 quid.
Only you can tell if it is worth it!
If you lose space from the kitchen or living room you could actually lose value because in a 2 bedroom house nobody really expects a downstairs wc. Plus any work like putting up a stud wall usually involves more cost when you add in things like disturbed decoration, replacement skirting boards/picture rails, damaged flooring etc. I know if it was me I wouldn't do it but only you can decided I suppose.

Funny :-)but seriously, I hope it won't reduce teh value of the property, coz secretspirit up here was sayign no one really expect a downstairs toilet in a 2-bed, which is true. So in the event tehre is one, does it reduce the value or would still raise it anyway?
