The over flow pipe to the expansion tank was running outside, on investigation the water in the small expansion tank was very hot and really steaming, why is this is this normal? I have never known it to be like it before?

Hi
I don't know if it's the same thing but a while back we had something similar and it transpired that the hot water thermostat had gone so the water was getting hotter and hotter and not turning off. It split the tank, flooded the loft and we lost a ceiling as well as soaking the carpet in one bedroom. I hope it doesn't happen to you.

Thanks for that, we are now turning boiler off after short period, but any other help would be grateful.
there is a safety issue that is very important.the last answer highlighted damage to property that can be repaired.
people can and do get burned or scalded from the meltdown of a plastic tank full of hot water,so dont use it for short periods.switch it off and call for help from a qualified tradesperson.you have to sort it at some time so do it before it becomes regretable
