Bad landlord?

I have rented a two bed terace with my partner for two and a half years and just recently we had a leak in the roof - although the house clearly has damp everywhere. So we contacted the landlord and he said he would have a builder come round and fix it. We heard nothing more and had no more leaks so assumed it had beenfixed. Anyway a week later we had bad rain again and yep you guessed it leaked but it did this whilst I was asleep and p****d all over me and I woke up drenched. So again nect day we ring the landlord and get his wife who asks us it had been fixed before as SHE didn't know and told us she would tell her husband and would have it fixed ASAP. So a few days later we here banging around on the roof and assume again that it has been fixed but still our landlord hasn't asked if we are ok or if anything was damaged. Well tonight I am in bed and yep you guessed it again I get dripped on from the same spot in the roof abve my part of the bed. So again I have had to go into the spare room. My question is - what the bloody hell do I do now? I have complained and reported the problem twice already and supposedly it had been fixed on both occasions. What are my rights?? I plan to hand the notice in tomorrow anyway as I refuse to live here anymore but where do I stand on rent, bond, finding some where dry to live, trading standards?? Thanks guys.

If you've only made two phone calls to the landlord and "assumed" it's been fixed then I'm hardly surprised, I'd have been right on his case with calls and make sure either when the builder did the work I was there or that the landlord confirmed it had been done. Depending on your tenancy agreement you can withhold rent if your property is not in a habitable state which I would suggest it isn't if you have water leaking through your roof, so depending on your relationship with the landlord you could go down that route or you can contact you local authorities housing department and get them involved - if you give notice there's no reason, unless the damage is your fault or you have damaged the property in any other way, that the landlord should withhold your deposit. If it was me I'd ask the landlord to come round and inspect the property and ask him if he thinks it's in a fit condition to be lived in and why you should pay rent if not - if that doesn't work... move out

We are moving out either way - he is coming to inspect the house this weekend - but I intend on laving this month.

I am deaf lady with my son 13 yrs old. I live on St. Joseph Drive in Rickardsville, Iowa for 5 yrs. My old landlord from Town and County Realty, He is 74 yrs old. He still bother me and still ask for me for sex harrament with me in his office for few months afer his wife died in July 2003 while I gave him money rent on 3rd of month. I stress alot and bother me while he asked me for sex in his office. I said no to him then I left from his office. No witness there. Also, our next door (upstair) 17 yrs old girl broke my apt, stole my things, and water leak on my ceiling in our apt. We tried call our old landlord but he hung up from us many times. We upset. I ran other neigbors to called him. I look our old landlord is not good landlord, he don't care about us and emergency. He never cut grass outside, he put coins on our dryer machine he won't fix other dryer without coins, Upstair tentants were free on dryer. It is not fair. He still believe in upstair 17 yrs old girl hit on apple on my window in our apt. Her mother said accident football toy hit. I don't believe her. Our neigbor kid said she throw apple then throw to the cemetary. Our old landlord still lying at his lawyer and the judge that we sued him owe me deposit money, LP gas of 32% while we moved other city from there, carpet, mailbox, sticker on mailbox, garabage, other kid did broke the water outside I paid money to him, door damage my son never broke, Upstair did remove the screw out of door on basement that she lied at our old landlord and dish stolen, Very sad, I still fight with our old landlord CARL TILL. I WARN YOU to watch out on him. be careful with him. He is bad landlord and bad realter.He still lying, and cheap on tentants. I feel awful with him. He still ha ha ha at me while I were in store. I stress alot. He harasement phone to my family about me. My case dismiss that he still lying.
