We recently bought a house that had a small extension built onto it in 1976. We have not been given any paperwork relating to the extension and the council have no record of the extension on their computerised records.
When did building regs begin? If we sold the house, would we need any paperwork/building inspection certificate for the extension, even though it was built 30 years ago?
The modern building regs did not come into affect until 1985. You could ask your local authority for retrospective building regs so as to obtain a certificate for the purpose of selling your house in the future more easily.
The 'searches' should pick this up so it would be made easier if there was appropriate documentation and therefore less likely to put a prospective buyer off.
