Parking space
The neightbour across the road keeps parking in my allocated parking space (I live in small block of flats). He knows that I do not have a car but I still pay for the mortgage & rates on the flat and space. When he parks his car in my space is this Civil Trespass?

If your lease permits sub-letting of the parking space, enquire whether the driver would like to rent the space from you. If so, draw up a rental agreement.
If not, inform your freeholder in writing to have the situation resolved by them.
Only your freeholder can give permission to have a parking post installed.

Thanks, for answers. I own the park space .. I have a copy of the flat deeds which highlight my flat, garden and park space. We are only 4 flats with a space each. His park space is round the back of his house but he is either too lazy to use it, or funny enough, someone is using his park space. I guess the easiest thing to do would be to talk to him and, possibly negotiate rent. But I am ****** off how arrogantly he swans up and parks his car right under my nose. I am tempted however just to buy a security pole and place it over the park space. Sounds petty I know.
Yes it is trespass if you own the parking space, and even if you don't have a car you could well have visitors who come to your flat to see you who would need to park there. I think it is correct that you would have to ask your freeholder for permission to install a parking post there. Before approaching the culprit to possibly negotiate a rental arrangement, I'd find out what the situation is regarding the post, and get a quote from somebody for installing it, so that if he refuses a rental arrangement, you can react very quickly afterwards.
