loft extension

can anyone give me a ball park/quick figure for the cost of a loft extension, rear dormer, plus 2 velux windows opposite for a typical small 3 bed semi,.

but just the basics,for the the shell,

ie: floor joists( not even floor just the joists, metal beam,and shell of dormer, )

Impossible to say - the foundations may need to be reinforced to take the extra weight .

Get a few quotes.

Building Control will need calculations from an engineer - so will a builder before he can quote even a rough figure..................never straightforward is it? :o)

thanks for your answers, forgot to say building permission has been granted as well as an engineers report, and building regulations. which included the use of a steel girder.
