Hi i have a good friend whos tryng to sell an imaculate 3 bed semi in Ramsgate Kent by the sea shes had no luck with agents as yet, does anyone know how i can help her advertise maybe in a different way, she has another 4 weeks contract with an agent, any help appreciated.
Can't help, and I don't know this for sure, just dragging a memory up somewhere, but I think if she sells to someone not introduced by an agent, technically she still has to pay their commision. Like I say, I am not sure about that.
Yes, she needs to check her contract with the agent as they could well demand their commission even if she sels it without them.
Condition and location don't really matter at the moment, houses are just not selling as quick as they would have done previously.
Is it realistically priced? Has she checked what other similar houses have sold for in the same area - and I don't mean what the asking price is/was, I mean what they actually sold for.
Now just isn't a good time to sell. Everyone is fearing a major recession and banks are being ultra cautious about lending money, so few people can get 85/90/95% mortgages anymore.
If she can do so, would she consider and open day on her house? They are a faff to arrange but basically you let anyone come and view on that day without appointment or going through the agents faff about do you have property and is it on the market. Yes you get loads of lookie loos but also maybe a purchaser who would not have considered your mate's house
