Hi Ethel. thanks for your reply. There is no mortage on the property. My husband is in full agreement to sign the house over to me. Its just the cost of the legal fees I feel will be hard for me to meet.

I will give Land Registry a call, thank you so much for your advise. I would love to name and shame the so called caring sollicitors who's name has two words starting with a P----- M----- but I don't know where I stand legally. but they were asking for �565.00 to act for me in this tranaction + � 115.88 Vat + land registry fee + land registry search fees of �53.00 a total of �733.00. I have already paid them a fee of �150 which they said was for an informal chat to disscuss what I wanted them to do for me. Which I had aredy explained on the phone..Total cost �883.00. Talk about day Light robbery...

If it's for no value then it should just be a �40 Land Registry fee and you can DIY with a TR1 from the Land Registry sent with an AP1 form to the change the register...

As Ethel said, the Land Registry are very helpful.
I have to say that as a solicitor myself I'd only charge about �150.00 plus VAT to do a simple transfer like this!
I'd want a breakdown for anything that you've paid over already or they are claiming from you!
All fees and the basis on which fees are charged should have been set out in a standard client care letter which we are obliged to do by our regulatory body.
Did you get anything like that you can reference it against?
I am guessing the search fees are no search indemnity insurance and Land Registry searches which should only be about �7.00.
You can invoke their complaints procedure by writing to the complaints partner at the firm asking for them to review the fees. They should respond in 2 weeks.
If you get no joy you can check with the SRA...
