loft conversion

we are thinking of having our loft converted, our house currently has 4 bedrooms and 1 bathroom, with the conversion there would be 2 more bedrooms and another bathroom. the cost of the conversion is �40,000. would the house be worth at least this much more with the added rooms?

I think it depends on many factors.  One in particular is the downstairs space.  If your house has (say) a lounge, a dining room, and a small kitchen, then I actually think it would be difficult to sell with 6 bedrooms.  I think with 6 bedrooms you would need (say) 3-4 receptions and a kitchen big enough to eat in.
It also depends whether or not the conversion is in keeping with the style or period of the house, whether the job is done properly and the location of the access to the loft.

It depends where your house is - how desireable an rea you live in.

As a general rule you should extend because you want more room, and plan to stay, not as a potential investment, because it's highly unlikely you'll get your money back - and probably even less so given the price you;ve quoted.

Best thing is to get the advice of three local estate agents. They might even be able to tell you over the phone if they know your particular road very well and know what the ceiling price is. If you�re cheeky enough, ask them round to carry out a valuation (on a no obligation basis) on the pretence that you are looking to sell then when they are round ask them about the added value of a loft conversion. This is what I did when I was thinking of converting my loft (to add one en suite bedroom) but was told that the �18k it would cost would probably not add that same value to the property.  As someone else has said, if your property would not be in proportion (e.g. 6 beds but only 2 reception rooms) then it is highly unlikely you would not recoup your �40k investment on a re-sale.

One last thing....it may not be worth it if it takes you over the next stamp duty threshold. Again - estate agent should be able to advise you.
