hi


if you buy a freehold warehouse on an industrial/warehouse location is there restrictions to what you can do with it or not?

You will need to carry out pre-exchange enquiries.  This will involve, amobg others, obtaining the Office Copies for the building from the Land Registry, this can now be done online at landregistry.gov.uk

If the building is not registered then you will need to enquire with the owners and get them to send the title history.  This will contain any restrictions, or covenants, incumbent on the property.

You will also need to carry out a local search of the local authority, this will highlight any planning restrictions.

office Copies cost �4, local searches are about �120.

Check the Use Class Order and Change of Use procedures with your local planning department - info is usually on line.
