Will my insurance cover my rain damaged roof?
Hi Guys, I am pulling my hair out. Can someone please clarify a few things for me.
On Wednesday I had a nice, well maintained house (which included my roof). By Friday night the rain had washed away loads of grout holding on my ridge tiles. Now I have damp beams in the loft and roof tiles sliding out of place and the rain in not letting off.
I called a roofing company to give me a qoute who are due to come tomorrow, and called my insurance company to let them know I had a problem.
They said I wasn't covered as it was wear and tear and it was a maintenance issue.
Can they do that? I mean yes my roof is old but it was in good condition so why can't I claim? The rain was definatley heavy enough to do damage as all of the houses in my street have been affected by it, even the one's with new roof's.
I am concerned that even if the qoute is cheap and I get the ridge tiles repaired, what will happen about any further problems that I have due to the damp beams in the loft, could I claim if those suddenly give way?

They were all built in the 1940's and are ex-council. I don't know what to do becuase the longer I leave it the wetter my loft is getting, surely the beams will only take so much water before they can't take the weight of the roof?
