Chancel Repair Insurance
Ive just exchange contracts on a new property. However, I had to take out Insurance for Chancel repairs. Can anyone shed any light on this? I think it is due to the fact that there is a church within the area which is listed. Apparently all local residents need to pay for any repairs fo this church. I am a Hindu and have nothing to do with churches, yet I still need to take this insurance out. IS there anything I can do?

For more on marking an answer as the "Best Answer", please visit our FAQ.I had to take out similar insurance last year. Cant remember the charge but it was low. It's a one off payment which guarantees that, if the church come calling for help with a new roof, your insurance will cover.
You've got the insurance now so the following situation is unlikely to arise, but should you legally challenge a claim on the basis of your religion pmakana, I wonder what the outcome would be. Interesting.

Nothing to do with your religious beliefs. When you exchanged contracts you took on the conditions attached to the freehold - your solicitor should have advised you about it. It can prove very expensive and the courts have fairly recently upheld the terms in a similar case. Be thankful you have the insurance.
