Seriously though, if you want to get your asking price and you want to sell quickly in a competitive market: declutter, neutralise colours on walls and floors (no florals, stencils, in your face dark colours), ensure it's spotless and airy, make sure that the bathroom and kitchen are at their very best - and spend money if need be - they are very important rooms, remove excess furniture to create space, send pets on their holidays and don't smoke or cook before viewers arrive. The key is to sell a lifestyle not a flat. Think dinner parties, lounging and relaxing in the living room, restfull sleep in the bedroom and pampering in the bathroom (ie. fluffy towels in the bathroom and mellow lighting, soft cushions in warm colours in the living room, clean and functional kitchen, airy and clean bedrooom for summer, cosy for winter. You can completely change the atmosphere of a house by spending pennies in a cheap interiors shop! trust me - i'm an interior designer! Good luck!
