You should find some help on this from Hidden Art, http://www.hiddenart.co.uk. It is an organisation to help designers based in East London. Its latest newsletter is advertising these spaces for rent: Studio/Gallery Space for Rent -The Hat Gallery on Broadway Market has a large basement to rent with retail option. �90 per week.
