Can I get out of rental agreement

My friend has been renting a property for the past 7 months on a one year contract. There have been a number of problems with this property that she has constantly asked the landlord to fix, e.g. back gate broken, 2nd bedroom very cold and also damp, mouldy and the walls actually wet and other problems. To date the gate hasn't been fixed and the 2nd bedroom is still cold and with wet walls. She has a young baby and has had enough. She wants to move to a different property. She found the ideal one today. Can she get out of this contract as technically I think the landlord is in breach of his contract. Any advise please

Contact your local authority about the damp. Emphasise the young baby.
