what side is a property owner responsible for the fencing ie left or right? is it the same country wide or does it vary, I would hate to be spending �500 on fencing that is not my responsibility, althought I guess our neighbour would love it!!! many thanks. Julia

You need to look at your deeds, or if your property is registered with the Land Registry, you can download the plan for a small fee.
There should be T markings along the boundary, the T lies on it's side, and the 'leg' protudes into the property responsible for the boundary.

ours has no markings on one fence! We have shared the upkeep expenses with the neighbours. Unless it says so in your deeds, even if you own the fence, you don't have to have one but you must keep whatever is there in a safe condition.
Whatever you do, I strongly suggest that you keep the neighbours in the loop as it can be difficult when you come to sell if there have been disagreements.

Hi Julia, I worked for a couple a while back and their neighbour started making a fuss because I was changing a fence that was dangerous. The fence was between the 2 houses. In the end the couple I was working for went to see solicitor for advice. He told them that they were responsible for the fence on the right hand side of their property. That is the right side when you look at the property from the front of the house. Hope this helps.
