Does anyone know how to end a assured shorthold tenancy?
I just signed it a couple of days ago and now I'm regretting it big time, I have now notice the bathroom sink stands on a wooden plank! things don't open properly, the heating doesn't seem to work! If I noticed this before I would not have signed the agreement!Help anyone what can I do?:-(

I presume that before agreeing to the contract you were given a copy of the Energy Performance Certificate, if you paid a deposit this has been registered with a deposit protection scheme and if you have gas he has supplied the Landlords Gas Safety Certificate.
If he has missed any of these then tell him that his best action would be to release you as you could cause him more trouble.
Turning now to the faults make a detailed list and the priority that you want them fixed, I suggest that you start with the heating. Tell the landlord or their agent that you expect the work to be carried out in a reasonable time period.

The only major point that stands out in your post seems to be the heating problem. Perhaps you simply need to be shown how the heating controls work? If this is the case, contact the agent or landlord.
