Because they are walikng the paths they walked when they were alive, if they go through a wall its because the wall wasn't there when they inhabited the place

They glide over the floor. Im sure if they want to go downstairs they dont have to use the stairs and can just go through the floor

as Rowanwitch says, often these ghosts are following a path they have always walked.

Thats why some are only seen as half people, the floors are higher.
