Transfer of title deeds after probate
Deceased mother left house to grandchildren, executors of her will are her two sons, one son wants to buy house, has mortgage etc in place but cannot go forward until title deeds are in their names as executors. Can the deeds not just be changed once into name of son who would like to purchase house and his wife rather than changing them twice? Also can the title deeds be changed by anyone other than solicitor at a cost of nearly £600?

The Executors do this ar representatives of the Estate, not on their own behalf, so the property does not have to be in their name.
The Land Registry Assent form used to be Form number LRAS1 ... and it might still be.

Should also add ...
On the sale contract, the parties will be ...
Seller: "Son A and Son B as Personal Representatives of Mother, Deceased"
Buyer: Son A
Needless to say, the money paid for the house becomes the property of the grandchildren, on whose behalf the Executors continue to hold it on Trust.

Oh, hey, Salla.
Miss you too, hun.
I just decided CB was getting a bit "same old, same old". Then the old SABers got on some hobbyhorse about me being that guy called Wardy, or someone. I started getting a bit tedious. I just thought "Crikey, guys, give it a miss."
So, if I feel the need for a chat, I phone a friend.
I'm still enjoying Q&P (ironic, as I used to take the mickey out of Q&P), and Sport.
I still look in on your naughty threads ... they gave me such a big smile.

I've been for my coffee, and picked up The Guardian.
The answer to 8 down?
8d. Art of preaching house goes a long way before marks of approval are mentioned (10)
The answer is "HOMILETICS"
HO + MILE + TICS = HOMILETICS (the application of principles of rhetoric to the discipline of preaching in public)
