good rental agent

hiya, i'm looking to rent my flat out though an agent that will find tenants and maintain it 100%. Does anyone know of a good agent in the essex area that will take a small commission and fill the place quickly in between tenants.
I've already spoken to owen lyons who i brought the property off and they said they will do it for 70% of my first months rent each time they replace the tennant and then 10% of the rent every month after but, although they know the property developement well this just seems a lot, especially if they're replacing the tenant every year or 6 months

Boydons, Essex and suffolk, fenn wright are the main ones round this area, have you tried them?

I paid my letting agents £80 a month to manage my flat when I let it out, they were rubbish at it too - it's worth shopping around and getting prices from other agencies. You need a letting agency really, not an estate agent, IMO.

lol!! i'm not that silly boxy, they do both lettings and sales. I was thinking about finding the best deal, but like box tops said you do have to find one that will do the job right, not the cheapest.
Ow i'm so frightened that it will get trashed, i think i should just sell it, bit everyone i know said to rent it, but at this rate i'll probably make about a month after paying fees, grand rent service charge, and for the time it's empty
