Quick one:

Mr A being a sensible soul has written a will.
Dated 2011.

In it he leaves Mrs A Buckingham Palace.
Incredibly before he dies in 2028, he has acquired BP's freehold

Does the bequest take effect - NB he didnt have BP when he made the will but does when the will takes effect.

Why would it not? It is legally in his possession at the time of his death and has made legal provision. What putting it in his will does not prove is the the deceased person has any title or ownership to it, that must be proved by other means.
Why don't you do your own law homework instead of trying to get us to do it for you?
