We have had this house on the market for over 12 months and there have been no viewings...........................it is a lush house and we are only selling due to relocation with jobs!!

I will welcome any advice, comments or suggestions on how we can encourage viewers and inevitably a sale!!!

If nobody has even been to view, then it suggests to me that it is overpriced. The pics look nice so it obviously isn't the presentation, it can only be the price.

Have you compared prices with other local sales?

have you discussed with your estate agents? ultimately you are paying them to sell your house, and it's in their interests to do so, therefore they should be helping you by giving their professional opinion on why you are not having any viewings.
I don't know that area at all but my immediate thoughts would be as follows
1) is it reasonably priced? - how much are other 2 bedroomed places selling for?
2) have you got he right agent? - are they promoting your house proper;y?
3) what is in the surrounding area? - lots of people might see it on the internet then do a "drive by" to look at it's general position. Are you right next to a nuclear power station? do your neighbours houses look run down?

just searching o rightmove looks as if your house is overpriced, with other 2 bedders in the area asking 40k less. perhaps people who have 160 to spend are looking at 3 bedders?

Do you think people have been put off because it's right on the street, on a street corner? (Not that you can do anything about that, but has this been reflected in the price?) It's very worrying to have had no viewings at all. What have your agents been doing? I hope you've been hassling them! Can you change agents?

not advertising just asking for advice and from what i have read it is overpriced as it is not next to a power station!!but no viewings still odd as they could offer less than the price!

minnie if you want things to stay as they are ....... do nothing.

If you want to sell the house reduce the price in line with others in your area BUT make sure yours is the BEST house at that price.

You can buy a 3 bed with garage, conservatory and larger garden off the road in your post code area for 5K less than your 2 bed with no garage

I'd look at the price
