Thanks both :) Hello Builder my lovely. That's good to know, my neighbour who is experiened has been sorting it for me (I ran round in a panic when I spotted the crack in the ceiling then leak!). Landlord ok'd paying him so no issue there. His fee is I think very reasonable and he has been brilliant getting it sorted for me but I have no idea about how much things cost. I've seen all the work he has had to do, interesting to watch, and, of course, materials as well and how quick he has sorted it and in the evenings too. I'm interested to know how much it would have cost generally.
Apparently the cut off on the boiler was set too high and was filling to emergency level and the pressure causing it to leak through, looks like it has been for a while and maybe overloading the overflow? Also looks like a loose tile in the roof!
I was quite unsettled seeing how close the hole was to the actual boiler which is sat on a very thin looking piece of chipboard like material.
