Can I sell my on house?
I am trying to see my house. after many problems and going through a sale that fell through 2 days before moving we are now having to start again. A friend mentioned the other day she is trying to get a mortgage and would like to make an offer on my house if it goes through ok. It seems ridiculous that I would pay san estate agents so much money for doing nothing as I will have found my own buyer.
Any advice? Do you NEED an estate agents for any other reason than finding a buyer?

We then both appointed solicitors to do the conveyancing and searches, the mortgage company did a valuation/home buyers report and 6 weeks later, the house was mine, no estate agent involved anywhere.

of course you can sell without an estate agent!!! and yes it is far cheaper!!!!!!!!!! They are there to protect you.... and take most of your money... if you know who wants your property and have a solicitor it is def the way to go!!!!! I used an agent 12 months ago, however due to his lack of interest I reduced his fee's from �1500 to �400 as I challenged him...... x
However, if the estate agent has been involved at all then you would still be liable for their fee. I found my own buyer a few years ago but made the mistake of asking the estate agent to show them round whist I was at work as they had a key. I negotiated the price with the buyer myself as well. But as they had had some involvement (minimal as it was) I was stung for the whole fee. Whatever you do, don't involve the estate agent. Check your terms and conditions as well.
