what's the difference between outline planning and full planning apart from the cost?

would it be best to go for outline planning? I wish to sell the land when and if I get the council's blessing. Presumably a developer would have his/her own ideas on what to build on it.

you get OPP on a piece of land you want to sell and the details are worked on later!

full planning is when the design, size and even colour of the erection have been agreed!
When we got outlin planning permission it meant we could extend within certain parameters then we had to get the plans drawn up and the local council told us the things they required to be altered before they would pass. Then obvioulsy had to comply with building regs
You have to give the council some idea of a proposed use for the land.
If you want to sell it to a residential development company, you'll have to get Outline permission for a sensible number of properties (there will be a charge for each separate one). Gaining permission for this will establish the principle that the land *can* be used to build houses. You then sell the land on with 'Outline Planning Permission for X no houses'. The developer will then undertake his own negotiations with the Planners.

However, if this is STILL the situation with the un/adopted road, the Council will expect YOU to devise a satisfactory scheme for access, etc. *prior* to granting permission.
Also................. it often depends on the "sensitivity" of the local area. Sometimes the Planners refuse to consider "Outline only" if the development is a tad contentious. They might want to see what they're letting themselves in for.
