my wife and i are to renew our mortgage, my daughter who is 23 lives with us, the mortgage lender has sent a deed of consent for my daughter to complete, i would like to know the implications and why my daughter has been asked to complete this form. thank you

I have never heard of this before but have just looked it up and it seems that they are asking her to sign to say that she will be occupying the property but has agreed to postpone any rights or interests in the property.and to confirm that she does not have a tenancy of the property.

The reason is because she is over 18 and may otherwise have a right to remain in the property in the unlikely event that you defaulted on the mortage and the mortgage company repossessed it. They want her to sign to confirm she would leave under such circumstances. Its pretty standard.
