E.p.c. Certificates Are Valid For How Long?
3 Answers
I have been googling this for ages and still not sure as some of the info is out of date. For SELLING, not renting, is it 10 years or 3 years, in England. Think it's 10 but still not sure. I bought a new flat 4 years ago when it had a new EPC so surely this is still valid if I decide to sell. Anybody know please, without guessing? Thanks.

The EPC included in the defunct HIP was for three years. The stand-alone one is now valid for ten years.

Agreed.

"EPCs are valid for 10 years and can be reused as many times as required within that period. It is not necessary to commission a new EPC each time there is a change of tenant, or the property is sold. Where more than one EPC is produced for a building, the most recent EPC is the valid one"

Thanks so much both of you. That settles the argument. My friend who moved here same time as me and has just put her flat on the market was told by her estate agent she had to get a new one as they were only valid for 3 years. So she coughed up yesterday for a new one and won't believe me so I've just sent her Chris's link. The estate agent was either telling fibs or not au fait with the law, so a plonker whichever way you look at it. Thanks again boys:-)
