I am in the process of trying to sell my house, I followed the usual advice (3 agents etc.) and selected an agent to negotiate in detail. Their starting commission rate was 2.25 which quickly dropped to 2%. This was 0.25% worse than the others but they are a better local agent.
I invited them to my house to discuss further after suggesting that they offer tiered rates depending on the price achieved and they then offered 4 rates starting at 1.75% for a very low valuation to 2% to one that is probably unachievable.
Should I counter offer – my feeling is that they are 0.25-0.5% higher than other agents or accept the rates (totally ~£1000 from lowest to highest) on the basis that they will achieve a higher sell price?

For clarification, are you saying their valuation of your property was staggered depending on what their commission rate was?
Were they proposing that if they were on a lower fee then your house was worth less?
Hi toltol, no they valued the house and then when they didn't want to be reasonable on the rates we agreed a tiered structure.
My main issue is that the rates are very high compared with most but I am keen to find out what other answerbank users have experienced.
