I have had a first time buyer look at my property today and she has an offer in principle and asked if I would accept an offer on the house with this. I am not 100% sure what this is and if I should, the estate agents was shut by the time this happened could someone explain. Thanks

Tell the buyer to go through the estate agent tomorrow, if I were you.
I think you will find that An offer in principle is when the builing society/bank offer a certain sum to a person for a mortgage, based on the info they have it is usually valid for three months. In other words the person has been offered a certain amount of money to buy a property in the future instead of looking for a house then appling for a mortgage.
Sorry first line should read " building society" not builing"
