Flat Letting

Hi my daughter took a 2 bedroom flat on for one year been in two month and don't like it is to small land lord says she as to find some one to take it over is they any way out for her please

Did she not look at the flat before she decided to take it on?

Not if she signed a years contract. She can either find someone else or pay the remaining 8 months.

Maybe a deal could be negotiated though- eg leave in 3 months, pay 6 months. That may be attractive to the landlord as it gives him time to find a new tenant.

She has several choices
1)carry on living there
2)do as the landlord requests and find someone to take over the contract
3)Just leave, and get sued by the landlord for the rest of the money
4) pay the rest of the years contract, but move out and find somewhere else

I was going to ask how many children she had. But presumably something else has changed since she signed the lease.

I work in lettings and this situation is nothing new.
The landlord is being more than reasonable asking your daughter to find a replacement tenant and if I were her, I would be doing exactly that.
If the Landlord is happy with just that, then she should put a small ad in the local paper.
I think she is getting off very lightly as she is legally bound for 12 months....and finding a new tenant is the way out.
Why did she sign up for 12 months in the first instance? She must have requested it initially, or agreed to it as most tenancies are 6 months in the first instance to judge the type of tenant etc

Looking on the bright side I'd have thought it would be fairly easy finding another tenant. Your daughter should put a few cards up in shops or workplace for starters. Is it within price limits for students?
