Adding my husband to deeds / land register and mortgage

My property and mortgage is currently in my name but as I am now married I would like to add my husband to the deeds. I am on maternity leave at present and will be on a part time salary when it comes to remortgaging so would like to be able to apply for jopint mortgage. What do we need to do in time for remortgaging and are there any tax implications?

As you have a mortgage the whole of what you propose will be dealt with by your lender. There is no other way. Your lender will call it "Transfer of Equity". You do not need to appoint a solicitor at this time, just put your proposition to your lender then follow instructions. Remember that they are by no means bound to agree, so make sure that you approach them with a clearly thought out proposition. You need to also decide whether you wish to change your current status as sole proprietor to that of a joint tenant or tenant in common. There may be Stamp Duty to pay and whether there is or not you need to obtain a Stamp Duty Land Tax Certificate from them before anything can happen. Speak to them directly on 0845 6030135 to ascertain your exact position.

Do remember that the remortgage does not have to be with your current mortgage lender. You may be able to get better terms elsewhere - a mortgage broker might be able to help.
