Building An Extension - Cost

Can someone give me a very ball park figure of what it might cost to build a 2 story extension to a modest end terrace house? With the intention of getting a better size kitchen and bathroom and I guess the rear bedroom would also benefit. We are house hunting and finding we cannot afford the house we need so now looking at lower priced property with a view to extending, but don't know what cost to factor in.

Two storeys, including two knockthroughs, and everything needed to finish an extension.......... hardly possible at £25k.
As for £15k ............ not even worth considering. If someone is so in need, that they would take this on for that figure, then Mandi will end up with half a job when they eventually run away. It would be a pretty poor job too.

Could Builder answer this for me. I posted this yesterday.
I have a Zanussi cooker and the rings reach a high temperature then fan intercepts and cools them right down making boiling longer. Could I get a prof to take fan out and if so, would it affect oven. Thanks for an answer Builder.
