Hello
If we make provision for waste, having some over for spare and touching up, and filling odd gaps etc then I would look at it like this.
Your room is 4m x 5m (rounding up) or 20 square meters. Each pack covers 1 square meter (rounding down as .0008 m is next to nothing and is just there to cover oddities in pack cutting). So it looks like you need 20 packs. TO BE ON SAFE SIDE!
More precisely,
3.5 x 4.5 meters = 15.75 sq meters
1 pack = 1.008 sq meters
so your need is 15.75 divided by 1.008 = or 15.63 packs if you wish to live close to the edge of destruction.
BUT you will need more just like hanging wallpaper. They won't fit properly you will break some by accident etc you do not want o go back to the shop or re-order on line again. If going to shops ask the staff. Good luck!

From experience I would say the wasteage will be in the neighborhood of 20%. Problem is, with real hardwood, there are often many assorted colors, patterns and grains. To make a truly outstanding floor a good installer will lay out the material and then begin matching for the best effect.
Additionally, I didn't open you link, but if it's prefinished the cost goes down significantly. Nice thing about real hardwood is that it can be refinished several times over its lifetime...
