Misled By False Declaration.
bought a property recently on the questionnaire the seller failed to declare that the heating and hot water system was not working properly also the attic was loaded up with all sorts of rubbish which should have been cleared I had estimates for work which is now done would it be worth chasing up in small claims court. this questionnaire obviously is their to give people a piece of mind if they buy a property

Q5 on the Property Information Form is about guarantees and warranties, so I agree with above, it does not assure the CH system works. Q12 does ask if CH system is in good working order but vendor can turn around and say it was fine at the time.
Q14.4 is about removal of rubbish, including the loft so you could nail the vendor on that aspect.
I am using Edition 3 of the form, the current Law Society issue.
