This is a very good PowerPoint on YouTube about technology etc, which gives me a lead in to my woes. We fitted a new bathroom 7 years ago,; state of the art etc. recently I thought the shower may be leaking and then noticed a change in the tiles around the toilet. To cut to the chase the toilet cistern and shower were leaking ; a rubber seal costing probably no more than a £1 at the bottom of the toilet cistern had failed; resultant cost probably 3k plus for new floor, tiles, fixtures and shower unit.......yes indeed shift happens!

tenant - slow with learning difficulties ( you know like if you dont pay the rent I will chuck you out - answer: really are you allowed to do that ?

two leaks from the radiator from the kids swinging on them

this has wrecked the panelled/parquet floor which has to come up and WON'T be replaced - she goes and a carpet goes down - rotting and mouldy panelling goes out

she came around last week and said can I pick up the rest of my stuff ?
and I said no you gave me vacant possession and I have chucked it out
and she said are you allowed to do that ?
and I said .....
no tilly when you have two or three bad tenants in a row
you feel like shooting them
you can go from nice house to zero in about eight months
