Help me with YIELD / AVERAGE RATES question

i am working out average rates of letting space,

is it better to get the average rates on:
-all weeks available? ie 52 weeks
or
-just weeks sold? ie 45 weeks?

Is the 52 weeks figure called 'yield rate'?

I worked in a hotel sales many years ago but Im a bit rusty on this!
