My tenants of two and a half years on a periodic tenancy that has rolled over from its original assured shorthold tenancy agreement, are aware that I am selling the property and have been happy to show it over and allow access to estate agents(this has totalled about three to four visits)Have now not allowed a visit today even though they were called and said it would be fine. for future reference they have told me that I'll have to give them written notice for access to the property
Does anyone know how much I have to give and if it has to be in writing?

I would give them notice to quit and sell the property with vacant possession. Do you have letting insurance in case they refuse to leave?

thanks am having that done by a solicitor tommorrow, but still need to know if i have to give them notice to enter the property, or if an agent wants to enter the property?
You need to look at the tenancy agreement. It should spell out what rights you have and what length of notice has to be given. If it does not, then whoever prepared it slipped up - it should be a standard clause.

thanks for your help but I need to know if I have to give notice to enter the property to check it ,to allow surveyor round for estate agents that sort of thing their notice to terminate the tenancy has been posted so simply need to know if i have to write to them every time one of the above needs to gain entry for ten/fifteen mins.?????
It is quite common for tenancy agreements to state that the landlord has to give a period of notice to visit the property, but there is no general rule about this that anyone can give you. It does depend on what the agreement says. If it doesn't say anything then it is defective and you will need to get advice from your solicitor.
